If you've watched a neighbor's house get painted and start peeling two summers later, it almost certainly wasn't the paint's fault. Western North Carolina and North Georgia are genuinely hard on exteriors, and the failures we get called to fix nearly always trace back to prep that was rushed.
Our climate creates three specific problems. Rainfall here is among the highest in the eastern United States, so moisture gets into any unsealed gap. Heavy tree cover keeps shaded walls damp for days, which grows mildew and algae right through a finish. And freeze-thaw cycling all winter expands and contracts water trapped in the wood, pushing coatings off from underneath.
Washing is not optional. Paint will not bond to mildew, pollen, or the chalky residue that old coatings leave behind. Every exterior job we do starts with a full pressure wash, and shaded elevations get treated for mildew before anything else happens. If a contractor is ready to paint without washing first, that's your warning sign.
Bare wood needs primer, every time. Scraping back to sound material exposes raw wood that will drink up your finish coat unevenly and let moisture in behind it. Spot-priming those areas is what keeps the finish uniform and sealed.
Caulk is where most water gets in. Joints, window and door surrounds, trim seams, and siding butt joints all open up as a house moves through the seasons. We re-caulk them as part of prep, because the best paint in the world can't stop water entering through a gap behind it.
Finally, timing matters. Painting when the surface is still damp from morning dew, when rain is coming within a day, or when overnight temperatures drop below what the product is rated for will compromise the cure no matter how good the prep was. That's part of why we schedule exterior work the way we do.
